Design Build Construction Process
At Hammers Construction, Inc. in Colorado Springs, CO, we handle and manage the entire project, from start to finish. We offer comprehensive general construction services and guidance to each client. Our entire process aligns with the requirements that financial institutions have in order to “check off their boxes.” Our goal is to ensure that every detail of your project goes smoothly. With over 25 years of experience, our team gathers the best construction professionals for the job.
Revolutionizing the Design-Build Process in 4 Easy Steps
Phase 1: Square Foot Analysis
During this phase, we ensure the feasibility of your project. The square foot analysis generates a budget that you can take to the bank for pre-approval. Most importantly, this gives you and the bank an idea of what the project is going to cost. This allows you to be confident that you can build your desired structure while staying in your desired budget. The best part, this step is free! Before starting the job, we answer two questions for you:
Is your site suitable for the desired structure?
- Zoning regulations
- Land use designation
- Utility costs
- Topography
- Historical records
What is your structure going to cost?
- Detailed per-square-foot cost budget
- Land evaluation costs
- Evaluation of future growth costs
Phase 2: The Design-Build Construction Agreement
This step answers the question: Is this project going to appraise? Your bank is going to ask for an appraisal quality set of drawings to ensure that the loan will go through. Hammers Construction, Inc., produces this set, consisting of a site plan, floor plan, and elevations of your building, without breaking the bank.
Your construction agreement will include:
- Cost Breakdown
- Site plan
- Floor plan
- Elevations
Phase 3: The Service Agreement
When your project requires a more detailed bid and customized services, the service agreement will provide you with the specific, accurate details, reports and numbers you need. We work with you to determine the services your unique project will need before we begin the project. This way, we stay completely transparent and open with you and your project stays within your budget.
The next thing the bank will want is a permit set of drawings and a construction agreement. The service agreement produces a full permit ready set of drawings, which includes all engineering and produces a hard bid construction contract.
Your Service Agreement may include:
- Soils reports
- Phase 1 requirements
- Zoning requirements
- Site replatting
- Drainage report and plan
- Traffic studies
- Final Landscape Plan
- Sections
- Full set of building specifications
- Contract for Construction
Phase 4: Full Design-Build Construction
This is the phase that we all look forward to! Putting the shovel in the dirt. This is the home stretch.
We keep you up to speed with weekly progress reports, state of the art droning, and deliver your project on time and with an experience that makes you want to build again. We are committed to quality control, and you can have the peace of mind of knowing that we have the entire project in our hands; you can continue to focus on helping your business thrive.
