Having your business outgrow its existing space can be both exciting and stressful. While growth is good, upgrading your space requires some thought. Should you lease or purchase a larger facility? Should you expand your existing one? Or should you build a new home for your business from the ground up? This article will explore the benefits of ground-up construction.

Why Ground-Up Construction Makes Sense for Growing Businesses

Ground-up construction, meaning the development of a completely new building on vacant land, contrasts with the alternatives by offering significantly greater flexibility.

Full Control From Day One

When you choose ground-up building, you remove the limitations put in place by someone else’s decisions. You don’t have to work with existing structures and have the freedom to make your company’s new home conform to your exact needs.

Built to Match Your Business Vision

When you’re stuck in someone else’s design, you often need shortcuts or workarounds to make the space fit your preferred workflows. Ground-up development lets you choose where you want open spaces, specialized areas, customer showrooms, and every other space you’ll work out of.

Design Flexibility That Renovations Can’t Match

When you renovate, you’re forced to work around load-bearing walls, position equipment near existing outlets, and design your spaces around predetermined room layouts. With the ground-up approach, you get a blank slate.

Customize Every Square Foot

Does your existing space have poor traffic flow? Could it stand to have more natural light? Customizations like this are easy with ground-up construction. Your ceilings can be as high as you want them, and your floor plan can be as open or as compact as you want.

Adapt Spaces to Industry-Specific Needs

Every industry has its own set of spatial requirements. Existing buildings rarely accommodate these perfectly. Whether you need specific ventilation systems, rooms suitable for running server farms, or more optimal flow patterns for customers, ground-up building allows you to address those needs in your design.

Long-Term Cost Savings Through Smarter Building

Many people are put off by the initial cost of ground-up construction. This ignores the long-term financial benefits that such construction provides, beyond the increase in productivity from a custom-tailored solution.

Energy Efficiency from the Ground Up

There have been dramatic increases in energy-efficient technologies in recent years. New construction can take advantage of modern insulation, HVAC systems, and smart technologies that reduce your company’s carbon footprint and its energy bills.

Lower Maintenance and Fewer Surprises

Older buildings often come with expensive surprises. Outdated systems and structural problems from wear and tear can hit you with unexpected repair costs. When you build from the ground up, you start with all fresh systems, complete with warranties.

When Ground Up Becomes the Smarter Investment

Deciding between ground-up construction and other options is easier if you evaluate your specific circumstances against the areas where ground-up development shines.

Ground-Up vs. Renovation: What’s the Real Difference

  • Budget threshold: Small renovations are more cost-effective, but if the cost of renovation is over 60-70% of new construction, building from the ground up becomes a better long-term value.
  • Timeline requirements: Ground-up construction doesn’t suffer from as many structural surprises and delays as renovation does. This may be an advantage if deadlines are tight.
  • Growth projections: If your business is growing fast enough, a ground-up approach can avoid outgrowing the space again.
  • Operational disruption tolerance: Renovations may cause business disruptions that make them a less viable option.
  • Location flexibility: If your current location isn’t ideal, ground-up construction is a great way to relocate to a better one.
  • Industry-specific needs: Some industries have specialized needs that aren’t easily retrofitted into every building.

What Are Tenant Improvements?

Tenant improvements refer to the customized alterations made to a commercial space to meet the specific needs of a tenant. These can range from simple cosmetic updates, like fresh paint and new flooring, to more extensive renovations such as reconfiguring layouts, upgrading HVAC systems, or enhancing lighting and plumbing. The goal is to create a space that aligns with the tenant’s business operations, thereby improving functionality and aesthetic appeal.

Why Tenant Improvements Matter for Property Value

In Colorado Springs and Denver, where the commercial real estate market is competitive, tenant improvements are becoming a key differentiator. Here’s how they impact property value.

Attracting Quality Tenants Modern, well-designed spaces are more appealing to prospective tenants. Businesses are willing to pay a premium for spaces that align with their operational needs and brand image.

Increasing Lease Rates – Upgraded spaces often justify higher lease rates. Tenants are more inclined to invest in spaces that offer modern amenities and efficient layouts, leading to increased rental income for property owners.

Enhancing Marketability – Properties with recent commercial renovations stand out in the market. They signal to potential tenants that the property owner is invested in maintaining and enhancing the space, making it a more desirable location.

Boosting Long-Term Value – Over time, well-executed tenant improvements can lead to higher property valuations. As the space becomes more functional and appealing, its market value increases, benefiting the property owner in the long run.

How Commercial Renovations Benefit the Community

But it’s not just the business owners who benefit. Beyond individual property benefits, strategic tenant improvements contribute to the broader community in several ways:

Revitalization of Commercial Areas – Upgrading commercial spaces can rejuvenate entire neighborhoods, attracting more businesses and customers, and fostering economic growth.

Job Creation – Renovation projects often require skilled labor, leading to job creation within the community. Not only that, high-quality spaces tend to attract top-tier talent, benefiting not only business owners but also enhancing the overall vitality and prosperity of the community.

Enhanced Aesthetics – Well-designed spaces improve the visual appeal of an area, making it more attractive to residents and visitors alike. As the city becomes more visually appealing, property values rise, benefiting business owners and surrounding residents alike.

Spring’s mild weather and natural sense of renewal make it an ideal season to tackle upgrades. With the right updates, you can create a more attractive, functional, and welcoming environment for everyone who steps through your doors.

Why Spring is the Right Time for Tenant Improvements

After months of winter weather, many commercial spaces are ready for a refresh. Spring brings longer days, better weather conditions for construction, and a natural push toward growth and improvement. It’s also a slower season for many businesses, making it easier to schedule work with minimal disruption.

Choosing to invest in tenant improvements during the spring means your space will be ready to shine when the busy summer months arrive — whether you’re looking to lease new space, host more customers, or simply enjoy a more efficient, pleasant work environment.

The Top Tenant Improvements to Consider This Spring

When it comes to commercial upgrades, a few upgrades stand out as particularly effective for spring projects:

1). Interior Remodels

Fresh paint, updated flooring, and reimagined layouts can completely transform a commercial space. Spring is a great time to rework outdated layouts, open up floor plans, and create more inviting, functional areas. These upgrades not only boost aesthetic appeal but can also improve workflow and customer experience.

2). Technology Upgrades

In today’s world, businesses rely more than ever on smart technology. Spring is a great time to invest in commercial upgrades like better Wi-Fi infrastructure, smart thermostats, security system enhancements, or updated conference room technology. Improving your property’s tech setup can make your space more attractive to modern tenants and employees.

3). Breakroom and Restroom Upgrades

Sometimes, small spaces make a big impression. Updating breakrooms, restrooms, and common areas with modern fixtures, new cabinetry, and updated appliances can greatly enhance employee satisfaction and client perceptions.

4). Exterior Enhancements

Curb appeal matters. Consider exterior commercial upgrades like fresh landscaping, new signage, resurfaced parking lots, and entryway updates. A clean, attractive exterior invites customers in and helps your property stand out.

5). Accessibility Improvements

Spring is a great time to review your building’s accessibility features. Adding ramps, widening doorways, or upgrading restrooms to meet ADA standards not only broadens your customer base but also shows a commitment to inclusivity.

How Professional Planning Makes All the Difference

Tenant improvements require careful planning and expert execution. Working with an experienced contractor ensures that your upgrades meet building codes, stay within budget, and are completed on schedule.

At Hammers Construction, we specialize in designing and executing commercial upgrades that align with your vision and business goals. Our team brings years of expertise to every project, helping you navigate every step — from initial planning to final walkthrough — with confidence and ease.

Why Small Businesses Should Invest in Thoughtful Tenant Improvements

When you’re running a small business, every square foot counts. Whether you’re launching a boutique, café, office, or studio, your space needs to do more than look good; it needs to work hard. That’s where creative tenant improvements come in.

Tenant Improvements - Hammers Construction

Tenant improvements give you the power to make any space your own. From custom layouts and storage solutions to lighting and branding, the right buildout can make your business feel polished, professional, and perfectly tailored to your needs. The key is thinking strategically — and creatively — about how to use your space.

Small Space, Big Impact: Creative Ideas for Tenant Improvements

Just because your square footage is limited doesn’t mean your options are. Here are some creative ways to make your improvements go the extra mile:

1). Go Vertical

When floor space is tight, think up—not out. Wall-mounted shelving, vertical storage units, and even plant walls can add functionality and style without sacrificing room to move. Offices can benefit from vertical whiteboards or storage cabinets, while retail shops can display products on tall, attractive shelving that draws the eye.

2). Create Multi-Use Zones

Multifunctional areas are a game-changer for small businesses. A meeting room that doubles as a client waiting area, or a break room that functions as overflow workspace, helps you get more use out of every inch. These kinds of improvements require thoughtful design — but the payoff is huge in flexibility.

3). Maximize Natural Light

If your space has windows, make the most of them. Natural light makes spaces feel larger, improves mood, and reduces the need for artificial lighting. Glass partitions are a smart way to separate spaces while letting light pass through — perfect for small offices or salons that want privacy without feeling boxed in.

4). Brand It From the Ground Up

Your space should reflect your brand. Use tenant improvements to include custom paint colors, signage, flooring, or fixtures that match your business identity. Even small touches like a branded feature wall or customized lighting can make a big impression on customers.

5). Smart Storage Solutions

Small spaces demand clever storage. Built-ins, under-counter cabinets, and even hidden storage beneath seating can help you stay organized without cluttering your space. For retail or food service, consider movable carts or modular shelving that can be adjusted as your needs evolve.

6). Soundproofing and Acoustics

If your business relies on conversation — like therapy, tutoring, or consulting — consider acoustic improvements like soundproof panels or insulated walls. They’ll keep things private and professional, even in close quarters.

Tenant Improvements That Support Growth

Small businesses are constantly evolving — and your space should be able to evolve with you. One of the biggest benefits of tenant improvements is the ability to create a space that fits your current needs while allowing for future flexibility. Modular layouts, movable walls, and infrastructure for future tech upgrades are all smart choices for businesses expecting to grow.

At Hammers Construction, we’ve seen firsthand how even modest improvements can have a major impact. When done right, they don’t just change your space — they help change the way you do business.

We’re Loving Our Latest Tenant Finish Jobs

Tenant Finish - Hammers Construction
Tenant Finish – Hammers Construction

At Hammers Construction, we’ve had the privilege of working on some unique tenant finish projects. From cozy coffee shops to large-scale retail spaces, we pride ourselves on creating functional, inviting environments that reflect each brand’s personality. Here are some of our most recent tenant finish jobs: Pikes Peak Harley Davidson, Ziggi’s Coffee, Dino Dental, and Create Cooking School.

Pikes Peak Harley Davidson – Where the Open Road Begins

Pikes Peak Harley Davidson was an exciting tenant finish project to work on, allowing us to work on a massive 31,400-square-foot space tailored to an iconic brand. Located at 5867 N Nevada Ave in Colorado Springs, this automotive retail space underwent a transformation to become a dream location for motorcycle enthusiasts. We completed this tenant finish in October 2020, and it was all about creating a space that honored Harley Davidson’s legacy while providing a welcoming retail environment for customers.

The building needed to not only showcase Harley Davidson’s iconic motorcycles but also provide plenty of room for service, retail, and community events. Every square foot was designed to capture the Harley spirit — open, rugged, and ready for adventure.

Ziggi’s Coffee – Small Space, Big Heart

Working with Ziggi’s Coffee was another fantastic experience. At just 785 square feet, this tenant finish challenged us to make the most of a small space without compromising comfort or functionality. Located at 7715 Gary Watson Point in Colorado Springs, this coffee shop was completed in February 2022. While small, the space was designed to maximize flow for both customers and baristas, creating a smooth experience from order to pick-up.

The Ziggi’s brand is all about community and connection, so it was essential that the space felt welcoming and warm. The structure, a metal building, presented some challenges, but with careful planning and creative solutions, we transformed it into a cozy, stylish spot perfect for enjoying your morning coffee or meeting up with friends. The Ziggi’s project reminds us that sometimes, big things come in small packages.

Dino Dental – A Fresh, Fun Space for Kids

Dino Dental (formerly Briargate Pediatric Dentistry) was a fun and rewarding project. The team wanted a complete refresh, both in name and design, to create a space that catered to pediatric clients in a way that was both friendly and functional. Our job was to turn their office at 8890 N Union Blvd Suite 209 in Colorado Springs into a vibrant, open environment that would make kids feel safe and comfortable during their dental visits.

For this tenant finish, we incorporated bright colors and open spaces, with areas dedicated to medical rooms, an open space for dental chairs, and even a kid-friendly x-ray room. The goal was to create a positive atmosphere that could ease the anxiety kids sometimes feel about dental appointments. We’re thrilled with the results! Dino Dental is now a lively, engaging space that offers a positive experience for young patients.

Create Cooking School – Cooking Up a Dream

Create Cooking School in Aurora, CO was certainly a memorable project! This one was unique because we stepped in just before the halfway mark to help bring it across the finish line. Working alongside owners Ras and Diego, we mapped out a new scope and critical path to complete the space. The school, located at 2501 Dallas St. N., #128, officially opened in November 2018 and has since flourished as a hands-on cooking destination.

Create Cooking School was all about crafting a space where people could learn, cook, and enjoy good food. This tenant finish involved taking an existing Type B space and transforming it into an inspiring kitchen and teaching area. Today, Create Cooking School is a thriving part of the community, with whispers of a 2.0 version. The success of this project is a testament to the collaboration between our team and the passionate vision of Ras and Diego.

To ensure you’re making the most of your investment, it’s crucial to plan strategically and focus on key areas that will provide the highest return. Here’s how to guarantee an ROI with tenant improvement construction.

Maximizing Tenant Improvement Construction

Focus on High-Impact Upgrades

Tenant Improvement Construction - Hammers Construction

When it comes to maximizing ROI, start by focusing on improvements that have the most impact. Functional upgrades such as modern lighting, updated HVAC systems, and energy-efficient windows are great examples. These changes can significantly improve the usability and appeal of a space while also lowering operating costs for tenants. Consider the unique needs of your tenants and invest in features that align with their business operations.

For example, if you’re leasing to office tenants, consider investing in ergonomic workspaces or creating collaborative areas. For retail spaces, upgrading lighting and flooring can create a more inviting atmosphere for customers, encouraging longer visits and boosting sales.

Prioritize Energy Efficiency for Long-Term Savings

Energy-efficient upgrades are another smart investment when it comes to tenant improvement construction. Replacing outdated systems with energy-efficient ones can reduce utility costs significantly.

Consider installing energy-efficient lighting, low-flow plumbing fixtures, and energy-saving HVAC systems. Although these upgrades might have a higher upfront cost, they pay off in the long run through reduced energy consumption and maintenance expenses.

Create Flexible Spaces for Future Tenants

Another great way to increase ROI is by designing spaces with flexibility in mind. Modular layouts and open-concept areas make it easier for future tenants to customize the space to their needs without requiring costly renovations. This flexibility can make your property more appealing to a broader range of tenants and reduce vacancy periods.

For example, installing movable walls or modular office partitions allows tenants to reconfigure their space as needed. This adaptability makes your property attractive to a diverse tenant base and helps maintain high occupancy rates.

Invest in Quality Materials for Durability

When planning tenant improvement construction, it’s essential to choose high-quality materials that stand up to wear and tear. Opting for durable materials may increase upfront costs but can save money in the long run by reducing maintenance and repair expenses.

Consider commercial-grade flooring, durable countertops, and long-lasting paint. These upgrades will not only look better for longer but also require less frequent replacement, which is a win-win for both landlords and tenants.

Partner with Experienced Professionals

A successful tenant improvement construction project often comes down to choosing the right professionals. Partnering with a reputable construction company that specializes in tenant improvements can ensure that the project is completed on time, on budget, and to the highest standards. Experienced contractors understand the nuances of working with commercial properties and can provide valuable insights and recommendations that align with your goals.

Professional contractors can also help navigate the permitting and inspection processes, ensuring everything is up to code and reducing the risk of costly delays.

Leverage Tenant Input

Involving your tenants in the planning process can also maximize your ROI. Ask for their input on what improvements they’d like to see, as this can increase their satisfaction and likelihood of renewing their lease. Happy tenants mean long-term stability for your property and fewer vacancy-related costs.

The 10 Best Tenant Improvements for Small Office Spaces

1). Open Floor Plans

Tenant Improvements - Hammers Construction
Tenant Improvements – Hammers Construction

Open floor plans are a great way to make a small office feel larger and more spacious. By removing unnecessary walls and partitions, you can create a more collaborative environment and allow for flexible workspaces that can be easily reconfigured as your needs change.

2). Multi-Functional Furniture

Invest in furniture that serves multiple purposes. Desks that double as storage units, foldable tables, and stackable chairs can save space and increase functionality. Multi-functional furniture is especially useful in small offices where every piece needs to earn its keep.

3). Vertical Storage Solutions

When floor space is limited, think vertically. Installing shelves, cabinets, and storage units on walls can free up valuable floor space. Vertical storage solutions help keep the office organized and clutter-free, making the area feel larger and more open.

4). Glass Partitions

Glass partitions can create private spaces without making the office feel closed off. They allow natural light to flow through the office, which can make the space feel brighter and more expansive. Glass partitions are one of the most popular tenant improvements out there, and they offer a stylish and modern way to divide areas without sacrificing openness.

5). Modular Workstations

Modular workstations can be customized and rearranged to fit the changing needs of your business. These flexible workstations can be easily moved or adjusted, providing a dynamic solution that grows with your company.

6). Compact Break Areas

Even in a small office, having a break area is important. Opt for compact appliances and furniture to create a cozy yet functional break area. A small kitchenette with a mini-fridge, microwave, and a coffee maker can go a long way in boosting employee morale.

7). Efficient Lighting

Proper lighting can make a significant difference in a small office. Use a combination of natural and artificial lighting to brighten up the space. LED lights are energy-efficient and can be strategically placed to eliminate dark corners and create an illusion of more space.

8). Flexible Meeting Spaces

Instead of dedicating a large room for meetings, consider flexible meeting spaces that can be used for various purposes. Movable walls, retractable screens, and mobile furniture can transform a common area into a meeting room when needed.

9). Smart Storage Solutions

Incorporate smart storage solutions like under-desk drawers, wall-mounted filing systems, and hidden storage compartments. These solutions help keep the office tidy and ensure that every item has its place, which is crucial in a small office.

10). Creative Use of Colors and Materials

Colors and materials play a significant role in how spacious a room feels. Lighter colors can make a small space feel larger and more open, while dark colors can make it feel cramped. Use a palette of light, neutral colors and incorporate materials like glass and metal to reflect light and enhance the sense of space.

Elevating Your Property: The Ultimate Guide to Tenant Improvements and Betterments

Tenant Improvements and Betterments - Hammers Construction
Tenant Improvements and Betterments – Hammers Construction

Owning a property is not just about having a piece of real estate; it’s about maximizing its value and potential. For landlords, this often means making strategic tenant improvements and betterments that enhance the property’s appeal, functionality, and overall value. Whether you’re looking to attract high-quality tenants or increase rental income, investing in the right upgrades can make all the difference. Here’s our comprehensive guide to the best tenant improvements and betterments.

1). Enhancing Curb Appeal

They say first impressions matter, and nowhere is this truer than in real estate. Investing in curb appeal can significantly enhance the attractiveness of your property and draw in potential tenants. Consider exterior upgrades, fresh exterior paint, modern signage, and well-maintained parking areas to create a welcoming atmosphere that leaves a lasting impression.

2). Upgrading Common Areas

Common areas are the heart of any property, serving as communal spaces where tenants interact and socialize. Upgrading these areas can greatly enhance the overall experience for tenants and make your property more appealing. From stylish lobby renovations to upgraded amenities like fitness centers or lounges, investing in common areas can set your property apart from the competition.

3). Modernizing Interior Spaces

In today’s competitive rental market, tenants are increasingly looking for modern, updated interiors. Renovating units with contemporary finishes, energy-efficient appliances, and smart home technology can command higher rents and attract quality tenants. Additionally, investing in features like open floor plans, ample storage, and upgraded fixtures can make your property more desirable to prospective renters.

4). Improving Energy Efficiency

Energy-efficient properties not only appeal to environmentally conscious tenants but also offer significant cost savings in the long run. Consider investing in energy-efficient HVAC systems, insulation, and lighting to reduce utility costs and increase the overall value of your property. Not only will these improvements attract eco-conscious tenants, but they’ll also improve your property’s marketability and resale value.

5). Enhancing Security Measures

Safety and security are top priorities for tenants when choosing a place to live. By investing in security upgrades such as surveillance cameras, secure entry systems, and well-lit parking areas, you can provide tenants with peace of mind and differentiate your property from others in the market. Highlighting these features can be a valuable selling point when marketing your property to potential renters.

6). Providing Additional Amenities

In today’s competitive rental market, offering unique amenities can make your property stand out and attract high-quality tenants. Consider adding amenities such as bike storage, package lockers, on-site laundry facilities, or pet-friendly features to cater to the needs and preferences of your target demographic. By providing additional conveniences and services, you can create a more desirable living experience for your tenants and increase the value of your property.
